The house

Close to the church, but somehow isolated from the village, the "Haut Balcon" takes benefit, with its southern exposure, at 1200 m high, from a generously sunny sky, even in the shortest days of the year.


The house offers an internal area of 84 sqm and can accomodate from 5 up to 7 persons (2 bedrooms with additional sleeping loft).




The ground floor comprises a large living room of 34 sqm, extended by a long balcony and a covered terrace, the kitchen, an adjoining pantry, the entrance hall with a cloakroom and a toilet.

The upper floor has a room with double bed, opened on a covered balcony, a room with  two bunk beds and a single bed, a bathroom and toilet. You will find an extra bedding (double bed) in an isolated space of the mezzanine, under an unusually low ceiling (less than 1.80 meter) which particularly delight the children.

Recently built (1995), architecturally well integrated in the traditional village, the "Haut Balcon" offers all the usual comfort.



 The house is surrounded with a meadow which, before or after the alpine season,
welcomes pretty tarine cows and the sweet jingle of their bells
!


Living environment
Three words qualify the best the soul and the atmosphere at the "Haut Balcon" : authenticity, light and landscape.


The authenticity lies first in the authenticity of the village. In other times very prosperous with the agricultural life on the slopes well exposed to the south and with the exploitation of numerous cowes (producing famous cheeses like "beaufort", "tomme", "reblochon, ...)
, it still counts today 200 inhabitants.
The authenticity also lies in the house itself. Frequently occupied by its owners
, the house frees a feeling of real life : it has a "soul", should we say, which cannot be found in houses dedicated to intensive rental.                                                                                                                                          



By its high location, in front of a very large landscape, and with its numerous windows and french-windows distributed along three facades, leading onto the large balcony facing with fantastic views out into the valley, the house receives an abundant light, from sunrise to sunset.







The landscape, a bit vertiginous, extends from the Petit Saint-Bernard pass to the Madeleine pass, showing the biggest summits of the Vanoise national Park (Mont-Pourri, Bellecôte, Mont Jovet), and the ski resorts of Les Arcs 1600 and 1800, Peisey-Vallandry, Montchavin, Aime-La Plagne 2000, Montalbert.

Each evening, at the "Haut Balcon", on a large panoramic screen, you will see a big movie, with a flamboyant sunset or a opalescent moonrise.

                                           





The "Haut Balcon" will be fully appreciated by  people loving an authentic mountain imprinted with village tradition, silence and majesty.

House rules


Arrival time : after 3 pm
Departure time : before 10 am
... unless prior agreement with the owner or the reception person.

The number of occupants should never exceed 7 people.

Smoking not allowed.

Pets not allowed in winter.

Internet access is free and unlimited.
The phone is also free under the following conditions :
    - national and european landline phones only, excluding special paying numbers,
   
- each call limited to one hour.
 
In summer, avoid walking around the garden before
grass is mown ... this would alter hay quality !

Children under 6 must not occupy the upper beds in bunk beds.
